Once the area to live in has been selected, you will want to start looking at the various types of lots available in the area you are interested in as well as the house plan. This can seem to be an overwhelming process as there are a tremendous number of house plans available in the marketplace and many will have three to four possible elevations.
The thing to remember is that house plan selection and lot selection will go hand in hand because not every house will fit on every lot. In most jurisdictions within the US, there are zoning laws and /or subdivision proffers that will specify the distance from the property lines that houses are allowed.
Most will want to approach the selection of the house type by listing the features of the house that the desire and assigning a number to each item along with a ranking of 1-10, with 1 not being important and 10 being important. Features include such things as the number of bedrooms, bathrooms and similar things. This will start to narrow down the possible house plans to a manageable number and then it a point of reviewing the plans and finding the one you like with the elevation you like. As you narrow down house plans your actual lot choices will begin to decrease as well.
At the end of this process the actual lot will be identified as well as the house plan. Throughout this part of the process you need to be aware of your budget and may want to start to think about entering into discussions with a couple of builders at this point if you have not done so already.
